After Labor Day it is a seasonal slow down in the real estate market. The latest indication shows that foreclosure filings have picked up after lenders have corrected their mess.

Our analyses is that the Tallahassee market has slipped back into a “Extreme Buyers Market” with slightly 12 months of inventory of homes for sale. There are less homes “pending” (under contract) in September.

Historically, starting in September, the number of home sales decreases compared to the month before. The same is true for the number of pending sales and the sales per month. This is also true for this year.

Our prediction is that the Tallahassee real estate market will remain for the next few month in a “Extreme Buyers Market” in all price ranges.
